Sancho, 25, spent last season on loan at Chelsea and rebuilt his reputation somewhat but is now headed to Italy.
La Gazzetta dello Sport claim that Roma have reached a preliminary agreement with United.
The report suggests that talks on Thursday night saw a breakthrough in negotiations.
A loan with an obligation to buy has been agreed in which Roma would pay just £20million to make him a permanent player.
The only issues that need to be ironed out now are the wages for Sancho.
He is earning £250,000-per-week at Old Trafford which was due to expire at the end of the 2025/26 campaign.
Roma have put forward a five-year deal worth £75,000-per-week which is short of Sancho’s £115,000k-a-week demands.
Should a move go through it would mean United will make a staggering loss of £53MILLION on the former Borussia Dortmund star.

The report has also added that Sancho is not the only Premier League star Roma are interested in.
Sporting director Ricky Massara is also in talks with Aston Villa over a move for Leon Bailey.
The discussions are over a loan with an option to buy the Jamaican winger.
It would be a similar deal to the one that brought Irish striker Evan Ferguson to Gian Piero Gasperini’s squad.
Meanwhile, Sancho made 83 appearances for United, scoring 12 times since his arrival in 2021 from Dortmund.
He has been in California, US, recently got a new tattoo for his rumoured girlfriend, rapper Saweetie.
