A SMALL hamlet is set to become one of the latest new towns promised by the Government.

Offering at least 10,000 homes, the north London settlement will be one of 12 new developments across the country.

Speaking at Labour’s annual conference, Housing Minister Steve Reed said the Government will “do whatever it takes to get Britain building”.

And now construction in Crews Hill, Enfield, is expected to begin before the next election.

The small village-size community borders the M25 on the northern outskirts of London, just 12 miles from Charing Cross.

Despite a small popuation of just 566 people, the town does have its own railway station.

It is located on the Green Belt, a planning policy that protects undeveloped land around urban areas to prevent uncontrolled sprawl and preserve rural character.

However, Enfield Council’s Local Plan identifies Crews Hill as an area “unique” in its capacity to “accommodate a high proportion of new family housing”.

Currently, the village is known for its many garden centres and plant nurseries, as well as its “underutilised” train station.

A local authority report in March, 2024 described the effect a singificant neighbourhood expansion would have on the area.

According to findings, it would “provide the opportunity to deliver a significant number of affordable family homes”.

It also cited that the development would “enable delivery of facilities and related infrastructure to support both existing and new communities here”.

Other locations

Work on a total of 12 new towns is set to be taken forward as recommended by a report from the New Towns Taskforce.

However, the priority for construction in the current Parliament will likely be limited to Tempsford in Bedfordshire and Leeds South Bank, as well as Crews Hill.

Labour described these three areas as the “most promising sites” proposed.

A new riverside settlement in Thamesmead, Greenwich has also been suggested.

Each of the dozen new towns will have at least 10,000 homes, and could collectively result in 300,000 houses being built across England.

Crews Hill, Enfield
Heyford Park, Cherwell
Leeds
Victoria North, Manchester
Marlcombe, East Devon
Milton Keynes
Plymouth
Tempsford, Central Bedfordshire
Thamesmead, Greenwich
Worcestershire Parkway, Wychavon

The New Towns Taskforce recommends that at least 40% of these new homes should be affordable.

Labour has pledged to begin work on 1.5 million new homes over the course of the Parliament, to expand homeownership to more Britons.

Among the steps is a “New Towns Unit”, which aims at pumping both private and public cash into transport links, GP surgeries, schools, and open green spaces in its new settlements.

Ministers also plan to model the construction and planning effort behind each town on the regeneration of Stratford, east London, in the lead up to the 2012 Olympic games.

While some of the new towns Labour plans to build will be standalone settlements, others will be expansions of existing towns, or new areas within cities.

Environmental assessments need to be carried out before planning and building work for each location can begin in earnest.
